    Hi,

    I am FTB and in the process of buying a house that has had an extension (single storey flat roof) in the 1980's. It appears from the local search that there was a planning permission approved in 1986, but there is no document with the seller related to Planning Permission or Building Regs approval for this single storey extension.

    I would like to know..

    1) Should I request the Seller to apply for retrospective permissions.
    2) Should I take out an indemnity insurance, if so what does this cover?
    3) How far the Building Insurance is valid for this property with an extension (without Building Regs Approval)
    4.) Whether Indemnity Insurance will cover the future purchasers? or in future, will I go through the same issue when I sell this property.

    Your help and advice would be very much appreciated.
