  • Planning costs?

    Hi,

    Does anyone know how much it costs to put through a planning application for a new build house? And any advice and tips on how to go about applying for a house on agricultural land?

      Would you say 30k for 10 acres without planning is a good price? It's in a nice area and not heard of any flooding there. I thought it sounded OK!

      Now I just need all the info on house building now.

        Compared to where I'm looking, it's a veritable bargain!! Around Inverness land is apparently going around 50-90k for just an acre!!

        I guess you need to look at land use especially - I'm no expert, but I remember a long time ago coming up against a warning that when buying land, you have to look at issues of changing land use status, especially where previously used for farming. I guess there's the danger that some land will not be given permission to be turned over to building.

        Another point to bear in mind is the state of the land itself - it's just possible that in low-lying areas, the land is going to be too unstable or prone to flooding to be suitable for building on.

          Thanks Brian. We've been for another look and found a sign beware of flooding about two mins up the road from the land. I think we found why it was going so cheap... lol

          Now i'm thinking house on stilts, with floating drive way..lol
