  • New buyer- new sale/management pack?

    Hi, I was wondering if anybody knows what happens if we will have a new buyer after our first sales attempt collapsed (a week before exchange) and we have already paid £500 for the management/sales pack. Will we need to pay this fee again when we will have a new buyer or can we use the one we have just paid for at first place and is already with our solicitor? Does it have an "expiry" at all? Thanks

    Hi, Technically a management pack doesn't expire but it may be the case that some of the information enclosed, such as the accounts or building insurance may need updating. Most managing agents will not charge if this is the case but unfortunately it is completely down to them as to whether they do and how much they charge.

      It is though the case that the managing agent (or landlord) is obliged under statute to provide you certain information without cost, so it does depend on which bits need updating and how much time has passed. Have a look at the Conveyancing Association which has some good guidance on this.
