    We currently have our house on the market on which we are hopefully about to accept an offer on but our neighbour has just applied for planning permission to build an extension within close proximity to our house. We have objected to this to the council, are we obliged to advise potential buyers as I fear they might withdraw any offers made once they find out?
    Also on on checking the land registry certificate for our property it makes reference to a conveyance for the South West side of my property (next to where the extension is to be built). This states that at all times, party walls pillars and fences are to be used and maintained. On the planning proposal this would restrict us doing so, is this classed as a deed of covenant which would may prevent them building next to us as per the Buidling Regulations?
