    I think the most important point about selling is to make it easy for the prospective buyers to see themselves living comfortably and happily in the new property.

    That means that a property that has the owners tastes completely stamped onto it, at the exclusion of all others, is going to be nowhere near as inviting as the same property with more neutral decor.

    I know the property programs try and hammer the point (onto deaf ears, by the looks of some places I've seen!) but I saw this really clearly this week - went to look at two properties that, except for the garden, were essentially identical.

    One was a very masculine-presented house of dark and hard colours, with furniture spilling everywhere, while the other was generally neutral and tasteful.

    The second was definitely more preferable, because it would be so much easier for us to adapt and personalise the house according to our own tastes, rather than have to rip out the decor completely and redo everything (which is going to be an unwelcome pain after the stress of moving anyway).

      Important things when selling

      The most important thing is to think about who's going to be buying your home - you really have to think about the target market very carefully, then you'll know how to stage your home accordingly.

        I think that's an important truism ...who is the market for your house? If it's families, then the erotic art should be taken down and stored. If it's for sophisticated couples, dump the kiddie toys.

          Curb appeal is essential, but so is interior presentation. The home should look very neutral, but lived in enough to give the impression that it is a fantastic place to live.

            I just don't know if I agree with this neutral thing. Unless a house is new, you know you're going to do some redecorating if you buy a house and I'd rather see some character than neutrality. It's different strokes for different folks, but I sold my last house (quadrupled my money in six years) and it was full of color and oddities. I've been back to the house to see what they've done, and, yes, a lot of the color is gone now, but they said it was so charming when they looked that they could imagine living in it.

              I think with character there's good and bad character - as someone with a young family the last thing I wanted to see was a house filled with frilly curtains and generally looking like a grandparents house. Because when wandering around, I can't see the house - just awful decor.

              Some quirky character was always attractive, though - but I think it's the point that different character in a house will appeal to different people. I mean, some people want their home to look like Barbara Cartland lived there for decades. I just don't.

                Oh, I sort of agree with that ...I think I've looked at so many houses in the last years that I'd almost rather see Barbara Cartland than staged to the hilt. Those get so boring. It's like there's one stager in all of the UK and the houses end up with zero character or charm.

                  i read from an online article that if you don't know how to bake or you simply don't want to go through the hassle of baking cookies, you can simply get a cookie sheet and place it in the oven with cinnamon over it. that way the aroma of the cinnamon will waft through the air, making your home more inviting and comfortable to your potential buyers.

                    What a very good idea!
                    But I dont think that a smell of cookies will sell you home!
                    Buyers either want the house or they dont regardless of the smell unless its a bad odour!

                      yes, the cookies' smell won't sell the house; but i think it won't hurt to add these strategies to help you sell it. it somehow adds up to the good points that your property has. i mean your potential buyer may have trouble choosing between your property and another one. but if he/she finds your property and even your company warmer and more inviting, he/she will more likely choose you. you never know. such simple things can make a huge difference.

                              Definently any marks in the house or anything that is damaged needs to be fixed. I would repaint the house too, because that usually is what people look for.

                                If I will buy a house, I want a house with good lighting. Like the sunshine can get through or that I don't have to switch on the light in the middle of the day. So naturally, I would prefer to have the same scenario when I buy one.
