  • Property Valuation Edinburgh - The First Step To Take Before Selling Your Home

    The first step to take before selling your home is to get a property valuation carried out. Estate agents will tend to do this free of charge in order to hopefully gain an instruction from you to sell. There is absolutely no obligation to use that specific agent so do not be shy about asking them round for their opinion on your property valuation and to give you some tips on any improvements you could make to increase the value. Once you’ve had someone round they’ll usually report back to you alongside a fee quote so you have all the information required to make an informed decision. Once you’re happy to go ahead you’ll give that agent your go-ahead. They’ll need to check a couple of ID docs and to complete their terms and conditions (and, of course, normally take a payment from you!) following which they’ll arrange for a photographer to pop round to take photos and a floorplan and for a surveyor to attend to give you an accurate valuation and to complete a home report (this includes the property survey, Energy performance certificate and a property questionnaire that you’ll have to complete). Once this has all been completed, a couple of days later your property can go live online. For most properties in Edinbugh the agent will recommend advertising on ESPC and some may advertise on more UK-wide portals like Rightmove and Zoopla. The agent will then keep you informed of any viewing requests and any offers received and hopefully, before you know it, your property will sell and you’ll have a smile on your face! As a guide, I recently sold me 1 bedroom flat in Bruntsfield and, having made the decision in February, getting an agent round in March, advertising the property from April and completing a sale at the end of July, end-to-end the process took 6 months, albeit it can be done more quickly!

    Rightmove for my friend is not much of worth, he said it confused her 2 times but Zoopla is much of worth and refers to everyone in comparison of Rightmove
