Can I have some opinions on this please? We're almost 5 weeks into our sale of 1 bed house and mortgage survey done. Sale was agreed at £368k the EA actually valued it at £400k , because 2 doors down sold for over £400k (it was higher spec) it went on the market for £380k. Now our buyer has asked for the price to dropped to £355k because unbeknownst to us our immediate neighbour died and his 1 bed had gone to probate and another EA marketed it for £335 for a quick sale! Now our buyer tried to view it, but was too late as it had already sold. The cheek of it and now he is citing that this will set a new benchmark for the value of our property. There is also another 1 bed a few doors down that is on the market with our EA for £400k slightly larger and different layout, but still a 1 bed house.
We've shaved £4k off as a gesture of goodwill and will not renegotiate. We are awaiting the outcome of this.
