indemnity policy?

    Hi there,

    We're in the process of selling our house and the buyers solicitor has asked us questions about work done to the house and wanting paperwork we don't have. The buyer is aware of and happy and thier mortgage provider is also happy to go ahead.

    1. A rear conservatory which is within permitted development regs and over 14yrs old and built before we bought the property.

    2. A lintel for an internal load bearing wall where the previous owner took a wall out without supporting 14yrs ago.

    3. A loft conversion which all building works were done by previous owner (over 14yrs) but we had a builder check out. We had a proper set of stairs put in and cosmetic work finished.

    The buyers solicitor is sayin that Indemnity Insurance may be needed?
