    Hi everyone

    Just after some help, advice and opinions. My house has been on the market since November 2013. At the time the agent was confident we may even sell before Christmas but 4 months down the line we havent had a single offer

    We are in a rush to sell as we are emigrating to Australia, but at the same time dont want to give the house away for less than its worth. We spent A LOT of money on rennovations. We marketed at the lower end of the agents valuation. We had 1 viewing a month up to January then it went completely dead. 2 viewings cancelled. Feedback received from previous viewings were "we like it....but not sure we want to spend that much on our first home", "we loved it....but the land wasnt right for us", "we like it...but the area is too built up" - the last one made even the estate agent laugh as we are in the middle of the country with cows for neighbours!

    The simple truth is that if you want to sell fast, you need to adjust the price accordingly.

    Otherwise you have to accept that for normal market value, you wait for normal market waiting times for your area.

      We have done - the agent valued at £235-240k, we initially went on at £229,950 and have since dropped to £225k. No one has said it's too much money and we have had plenty of viewings, just no one who has liked it enough to come back.
