  • Selling a Ground Rent portfolio

    Can anyone advise me of any companies that they are aware of that specialise in purchasing a portfolio of Ground Rents.

    I have just inherited a portfolio and although i do have properties i rent out but i do not want to manage blocks of flats.

      It seems that you are in a very good dilemma, as long as you you enact the correct plan.
      As you have inherited a portfolio of properties, and hence have no outstanding debts, there will be alot of interest, as investors perceive that there is room for negotiation on the price.
      However, the "power" is in your hands, as there are many options available to you, which I hope you consider.
      These include:
      - Identifying a reliable lettings agent, who will promote and manage the running of the portfolio. This I hope solves the issue that you have of managing it on a day to day basis.
      - Depending on the condition of flats, sell the flats on a leasehold, hence raising instant cash, but also giving you the ability to keep the portfolio in your family inheritence.
      - Sell the flats outright to a specialist company, as you have indicated
      - Sell at auction, which with the increased buyer pressure, could help maximise the price you receive.

        There are a lot of ground rent buyers and also a few agents that can help you. Google "ground rent buyers" and a good list should come up.
