  • poster's in teenage boy's room !

Hi, my partner and I are iin disagreement on the posters in his son's room in his house which he is getting ready to sell. I guess one would describe them as 'soft porn' ! (semi naked women !). I say they have absolutely got to come down - he see's no issue with them ! any views please . thanks

    Hi Debyalden,

We had a similar thing with our daughter's bedroom (not soft porn though - just music bands). We asked the estate agent what they thought and they said that ideally it would be better if they came down but that it wouldn't be a "deal breaker". We kept them up but my husband and I were having the same "disagreement"!!

As an agent posters of bands, pop stars, fluffy kittens etc are ok. Half naked women are a no.

No, you absolutely do not try to sell your home with pictures of semi-naked women (or men) on any wall.

Anyone who thinks this a positive sales tactic is totally off their trolley.

You also should remove any personal photos of you and your family.

I really don't go along with the idea of removing personal photos. if you have loads and it is a bit of a clutter then cut them down but to remove them all is drastic and I think it makes a house look clinical. We will have to agree to differ.

Put the shoe on the other foot and imagine what your reaction would be if you were the potential buyer and you attended the viewing with wife and kids in tow.

Would it bother you. Are you an open minded person.??

I keep telling my customers who are selling that the majority of buyers want to see clean walls and smell fresh coffee. (at least that way I am guaranteed a cuppa when I am doing viewings)

It's a widely-quoted statistic that a high percentage of movers move to a new home within 5-10 miles of their own, possibly within the same town or city.

                  You want the viewers to look at the house, not pause at every photo, discussing amongst themselves ;

"Didn't George go to school with him?"
"Isn't that Freida who works at the Co-op?"

                  or even worse ....

"Isn't that the laddie who beat up our boy at school last week...?"
"See her, she's the one who split up with her man last year...."

                  Remove the personal photos!

I'm a property sourcer and buy properties day in day out but anything that distracts the eye from the actual room is a no no.

You need to keep things as neutral as possible so you don't offend any potential buyers, it's surprising what can put people off.
Also large posters can actually draw a room in and thus making it look smaller than it is!
