    The Private Rented Sector (PRS) in the UK is booming. Over half 25-45 year olds live in rented accommodation, a figure which has doubled in the past 10 years and is growing. Tradiationally the UK has had relatively small PRS however the residetnail landscape in the UK is changing, moving closer to that of the rest of Europe where renting is common. Alongside this growth in the PRS, regulation is imminenet and the Scottish government, in particular, is taking steps to tighten up legislation regaring the governance of letting agents and landlords and specifically relating to safety within rented properties. Furthermore, as rents rise as demand far outstrips supply, it is tricky for landlords to keep on top of rental potential of their properties.
    This is why landlords should recruit a letting agent to take care of their residential property investments. Lettings agents will ensure the maximum rent is achieved, will ensure the property complies with the required standards in terms of specification and electrical and gas safety and will ensure relationships with tenants are kept in order, so that the landlord’s journey is as smooth as possible. Too often, landlords have tried to go it alone, making a mess of tenancy paperwork, safety certification, inventories, referencing tenants or tracking payments and a can of worms is opened. A good, responsible letting agent will have the experience to ensure that the landlord is not exposed to any of these potential pitfalls and will allow the landlord to take a ‘hands off’ approach to managing their property.
