    Dear all,

    My wife and I are considering buying a period flat, with a garden but with limited on-street parking in a non-patrolled area of SW London. Apparently sometimes you need to park 2-3 streets away, or a 5 min walk.

    Alternatively, we could opt for more modern property with a balcony or shared outside space with off street parking (OSP) and/ or a garage.

    I commute by car outside of London so parking is important.

    However I am of the view that OSP is worth surrendering as period property is more saleable, more likely to appreciate in value, and also (in general) has lower ground rent and service charges.

    Am I alone in having this opinion or do others share it?

    I'd be interested and appreciative of any views!

      Where ever you buy property parking will be a great benefit and always increases the value so its best to purchase with it if possible

        It’s difficult to say really – apples with pears! I would decide based on my own wishes.

        Personally when I come back from holiday or the supermarket, I don’t want to walk the streets with all my stuff so I’d go for the newer one.

        Someone else will think the opposite so it just shows…either property has demand!

          Hi, Two very different property choices you have and as an estate agent dealing in sales and lettings we get this question a lot from our buyers. my advice to be honest do not look at it as an investment at this stage. you will need to live there for a period of time and that is the quality of life you get with the property. Why spend how many hundreds of thousands of pounds on a property that does not work for you or you do not love? i am guessing you will be at the property for at least a couple of years, chances are if the market stays the same both will grow in value. Go with your heart but let your head have a say. Let us know what you chose!

            I think that parking space also increases the saleability of the property. Parking in London is very expensive so people tend to consider it a great asset to the property. Of course parking can also attract premium rents if you wish to rent the property later on.

                Its really common practice that buyer would consider parking over non parking property and i second the fact from the above folk that your property would have good price over non parking property as buyers would prefer to get parking instead facing the same issue as you do parking the car a little far off the property premises.

                  Before you decide to buy any property you should always consider all the things you need and if a parking space is really important then that flat isn't for you.
                  It's fine to celebrate success but it is more important to heed the lessons of failure.

                    I will prefer a property with parking space because it adds a definite attractiveness to the place which will be helpful for you in any case like if you want to sale or rent out at some point.

                          It's extremely normal practice that purchaser would consider leaving over the non-parking property and I second the reality from the above society that your property would have great cost over the non-leaving property as purchasers would like to get leaving rather confronting a similar issue as you do leave the vehicle a little far away from the property premises.
