    Trying to get a feel for percentages here..
    Thinking of buying a rural Essex property worth about a million quid with vacant possession..
    But there is a business occupying about half of it.
    By what percentage would you expect that to reduce the valuation?

    Can't look at straight percentages.

    If you are just buying the residential accommodation think about what the accommodation with vacant possession would be worth if it was on its own, and knock something off for the proximity of the commercial premises.

    If you ware buying with the benefit of and subject to a lease of commercial premises then it will be the same as above but add on the value of the right to receive the rent and depending on the degree of security the commercial occupant has - the right or possible right to resume possession at some point in the future.
