I am looking to buy my own place. I would like to rent out a room but don't know if this would help increase the mortgage borrowing or not. I also own a flat worth £75,000 which is split between me and a previous partner. It is fully paid off and I have a monthly income from it of £150 to myself after allowing all other costs. Do I sell the flat to increase my deposit or keep it and use the extra money to boost my monthly payments? My current deposit would only be £15,000 with touching the flat. I am looking to borrow as much as I can as I will have a current partner paying rent and possibly renting out a separate room also.
