    I have just negotiated a deal on a new build house which includes the following incentives
    1 5% assisted deposit
    2 flooring package
    3 stamp duty and lawyers fees.

    With the assisted deposit and my own deposit I am achieving an 80% LTV but my concern is with the other incentives included lenders may wish to deduct them from the price which wouldn't give me access to the 80% mortgages. I tried some research this but nothing definitive some people saying some lenders will accept the incentives and some saying the opposite.???

    Hi Jayz,

    I can think of at least 3 very competitive high street lender's who would not have an issue with your incentives.

    I wouldn't pay too much attention to what people say - take some advice from a reputable broker.
