  • Cracks in concrete ceiling

Would like some advice please - I have had someone view my ground floor flat numerous times. There are some hairline cracks less that a millimetre above the ceiling and in another room - the cracks are in line with the edges of the concrete ceiling sections - they quite long (the ceilings are concrete). I have had a potential that has viewed about three times now, said is interested, but has not put an offer in as yet due to concerns over these two cracks. I know it is not structural as the upstairs flat would be downstairs! It was suggested by estate agents for the potential purchaser to have it surveyed. Is it normal to have it surveyed before putting an offer in, as if an offer was put in - would it not be surveyed anyway?
