Do estate agents look for clients in the UK, or let the clients come to them?

  • Do estate agents look for clients in the UK, or let the clients come to them?

    I've always thought an agent just lists the properties and let the buyers come to them.

    However on the internet some people have said you have to go out and find clients yourself. Dunno if this is just an American thing.

    To be honest I'm still unsure about what this means. Is it just handing out leaflets, or finding buyers as in people who are already on the system - their details and the type of house they're looking for so you ring them once you've found a match?

    Would this be enough to find clients?

    Apparently you can find clients at open houses but I get nervous in big crowds whereas I'm fine in small groups.

    Anyways somebody commented on yahoo answers, "you're in the UK, so my guess is that agents have people that search them out and not vice versa". Is this true?

    Also do estate agents have to do floor plans? Or do they have to outsource this to an outside company? If so how do the company know what the house looks like, do they visit the house or do you have to give them a rough sketch?
