    Did your agent do a good job? I know a lot of times they are very good at what they do. However, sometimes you have one that doesn't really do their money's worth.

    Definently. You should always check the feedback on them, to see if they are reliable or not. You shouldn't pick a lazy agent.

      Talk to the agent’s, do a little research!! Walk into a selection of offices, look to see if any of them are on the phone ringing out client’s properties, this is a good indication of how motivated they are.

        i would like to add few more points, send few emails and see how fast they are come back or call you regarding your email.Specially goto google or yahoo and search and see how that estate agents web site listing according to your keywords. (ex- kings cross property, kings cross fats..etc) that's also good indicator, because now lot of people use search engines.

          There is a conflict of interest. Ask any estate agent who they work for, and they will readily identify the vendor as their client. Ask the same estate agent about any duty owed to the purchaser, and the response "caveat emptor" (buyer beware) is blurted out faster than the answer to an easy question on a TV quiz show.

          But ask the estate agent whose interests are being served when a purchaser is referred to a mortgage broker of the estate agent's choosing, and the response is not as quick.
