    hi we have been looking for a new home and to get to the point, there were two offers on the house we raised our offer even higher on the same day to get it. but i do not bebelieve the agent put our higher offer to the seller. Our agent had it recorded and an email was sent to this estate agent in question but to only be told hes declined ours which was considerably higher to other party buying where do i find out more on this to be looked into?

    All Estate Agents are under an obligation to put forward any offers received to the vendor. You could make a request under the Freedom of Information Act to see if they did put your offer forward. If they are a member of the National Association of Estate Agents you could refer it to them or The Property Ombudsman.

      agents must legally confirm offers in writing to all parties. You could contact the owner to check.

        have to put your offer forward

          Hi, must be disappointing for you! We are estate agents dealing with sales and letting and as other posters have mentioned the agent is legally obliged to forward any offer on the property to the owner right up until exchange of contracts. I would knock on the door of the property or write to them and politely ask if they received you offer and ask why they turned it down. If it transpires that the offer you put forward on the property for sale was not given to the seller, find out which "Property Redress Scheme" the agent belongs to and make a formal complaint.
