    Hi there, I wonder if anyone could give me some advice.
    We are at exchange of contracts stage and it has mysteriously just come to light that the bungalow's small extension does not have any supporting paperwork; ie. No building regulations or planning concent. It is single storey with flat roof and I believe no more than 3m outside building line.
    1. Does it require building regulations and Planning Consent?
    2. My solicitor is advising me that the Indemnity Insurance would suffice, even though the vendors refuse to pay for it !!
    3. The extension was installed in 2001.

    Also, they had a new boiler installed this year, but claim not to have any supporting paperwork, i.e. Guarantees or evidence of extent of work carried out. They say they have something that says it complies with regs.

    I would appreciate your advice asap. Thank you very much.

    I don't know much about others but yes it requires building regulations and Planning Consent.
