  • Solicitor prices (first time Buyer - London) & Stamp duty, why before completion?

    Hello all,

We are first time Buyers and not having any experience with property market can someone advice us if the price for searches and her services giving us by Solicitors are OK?

Please see attached copy of her breakdown

    Property value 320.000 - 3 bed Semi-detached house, London

The second question. Do we need to pay her Stamp duty before completion? Searching on Google we founded that the deadline is 30 days after completion, what for us is better having more days to collect and have all monies in one place.

    Any advice will be appreciated
    Many thanks

Hi, no you shouldn't have to pay Stamp Duty before completion unless stated in the contract you hold with them! I know that with our solicitors ALL the fee's get paid when the mortgage completes.

      Hi,
These all look relatively ok. (and they are all normal types of charge, i.e. none are made up)
You must pay the stamp duty on the day of completion.
