    We placed an offer on a house in excess of asking price one week ago and have heard no feedback from the vendor. It is starting to feel like the estate agent is fobbing us off, which is odd since we are chain free and ready to move. Our concerns are a: our offer is being used to encourage other interested parties to increase their offer (the property is popular) or b: the agent has done a deal with a developer and our offer hasn't been put forward. Either way it feels as though something fishy is going on!! We are beginning to think about contacted the vendor directly but do not wish to interfere unnecessarily. Any tips would be much appreciated

    Hi Pez,

    The legal requirement is that estate agents must put forward all offers as soon as practicably possible. If the seller is unreachable they should be feeding this back to you and keeping you updated.

    It could be something simple, like the property is being inherited and all beneficiaries need to agree a price / timescale. You must always bear in mind that the agent only gets paid upon a property selling, they are motivated to secure a buyer. What has the agent said to you about your offer?
