    Before you even consider making an offer; ask as many questions as possible. putting in an offer. watch out for tell-tale signs you are being lied to! Get important answers confirmed in writing!


    Here are the main questions you need to ask:
    1. How many viewings/offers has it had?
    2. How long has it been on the market?
    3. Can I see electrical and gas installation checks/reports?
    4. How long is the lease (if it has one)?
    5. Have there been any disputes with neighbours?
    6. Why are the seller moving?
    7. Is the seller fully committed to sell now?
    8. What work and maintenance has been done?
    9. When was the boiler last inspected and how old is it?
    10. Has the home been re wired, if so when?
    11. Is any part of the home still under guarantee? (windows, boiler etc)
    12. Where are the sellers moving to - is there a property chain?
    13. If Leasehold, what is the service charges and ground rent?
    14. Who are the near neighbours what do they do for a living?
    15. How long has the seller lived in the home?
    16. What is being included in the sale? Appliances? Carpets & Curtains?
    17. Are there any issues with parking?
    18. If there a chimney for a real fire, has it been swept and is it safe?
    19. Have there been any subsidence problems locally?
    20. Has there been any flooding issues locally?
    21. What's the council tax band?
    22. Has the home a grusome history? (check the address in Google)
