Building regulations missing... Help???

  • Building regulations missing... Help???

    Hi everyone.

    I'm in the middle of buying my first house. It has a loft conversion with planning permission and regulation certificated etc. BUT, the loft has a veranda/terrace which is very high up. Our surveyor says it looks unsafe and the council says it has no building regulations, so no record.

    So where do we go from here?

    Surely the only way of confirming it is safe is to have an independent builder(?) inspect it. And then they would have to take up some panels to inspect the internal construction? A superficial look at it isn't sufficient right as it doesn't show how it's constructed and attached to the house.

    If there's anyone out there who is a property developer, builder or been in a similar position before do give me your thoughts.
