How long visa do I need to have remained to be able to get a mortgage?

  • How long visa do I need to have remained to be able to get a mortgage?

    I spoke to some mortgage advisers (banks and agencies) and they said that I'd need to have at least 6 months UK visa on my passport to be able to get your mortgage application agreed by a lender otherwise it will be rejected 100%.

    On the other hand, I spoke to a mortgage broker and he said that as long as I've lived in the UK more than 3 years and have a good credit score, Halifax won't reject my mortgage application because of my visa (which has 8 months left then I'll get my permanent residency and by the time I find my property, there may be only 5 months left...).

    If I apply for mortgage now and get rejected because of the visa thing, it will have an adverse impact on my credit report which would be awful.

    So, not sure what to do and whether to trust what the mortgage broker says?

    Please advise.

    If I were you I would wait till the citizenship as you never know whats gonna happen until you have a final confirmation.

    Until then save up some $$$ for deposit

      If you got rejected now then you've hot at least 6 months for the impact to settle on your credit rating. If you didn't get rejected then you're in a great position. You've nothing to lose.

        I am surprised banks would lend to people without definite stay in the country (in-definite leave to remain status) as you could leave and be deported within a time scale (your visa time) I would surely deem that people without stay would be risky to lend to? Especially when the property market has slow down and now there negative equity out there, the banks may not get there full money back on the property after a repossession (assuming someone did not get legal stay). This is an interesting topic.
