    We are near exchange on a grade 2 listed property but have recently found out that are a few "improvements" that the current vendor has made to the property without the necessary building regs or listed building consent - namely converting a cellar into a habitable room.
    1) Is our only choice to walk away until the vendor gets retrospective building regs and listed building consent?
    2) Or are there any other options? Someone suggested a some sort of redemption policy where monies are withheld to cover potential enforcements and necessary works but how do we cover the legality issue?
    3) If we have to walk away is there any way to get back the costs we have spent to date as the vendor are trying to sell an "illegal" house?
