Research the market, develop a business plan, decide how much you dare to lose if it all goes pear shaped.

Thoroughly research the market, talk to people who have been in the industry for a while because this can be a very unstable industry especially if you are not prepared for ups and downs that it brings.

Research, research, research. Pick the brains of local agents and develop a relationship with them. Read up on the process so you know what you are doing. It can be loads of fun, but also quite stressful, so good luck!

Join local property networking groups and try and learn from those who have already made the mistakes (and lost the money) and if you want to go into a specialist field make sure that you go onto a good course to learn what to do

All great pieces of advice here. I have been to various talks and training mini-courses and they have helped, but I found I have really found it incredibly useful to engage the services of a mentor - an experienced property professional.

It helps I think because you can call on their wisdom and you don't feel so alone! I felt paralyzed with fear in the early days and felt unable to get started for fear of making a big mistake! Analysis paralysis I believe they call it!

            Good luck,
            Rachel.

Property Mentors are great but be sure that you get one that actually walks the walk and doesn't just talk the talk. There are a number of Guru's on the property circuit who don't actually do a lot other than talk on the circuit you're better off finding one who doesn't actually do this
