  • Huge discrepancy between estate agent description and Land Registry

Can anyone offer us a bit of advice.

We have put in an offer on a terraced property (Freehold), which has been accepted and we are heading towards exchange.

The estate agent has marketed the property with a front & back garden, which was included in our survey and subsequent mortgage offer. BUT, according to the Land Registry, the front & back garden do not belong to the property.

I buttonholed the estate agent who said the solicitors would have to sort it out but I think yhey are passing the buck. The Front/Back gardens are clearly marketed in the property details.

Anybody got any ideas, please, as to where we go on this and who is liable?
