  • Survey and Knotweed

    Hi Everyone,

Would greatly appreciate any advice you may offer.

We are considering offering for a new build house that has an area of communal trees/grass (Owned by Leeds City Countil) in from of it (a minimum of 10m from the boundary of our plot). This area has some Japanese Knotweed that is currently being treated (3 years treatment will be complete October this year with a 2 year monitoring to follow). It is also comes with insurance backed guarantee for 10 years.

We are pretty content that the risk from the knotweed at such a distance From our plot is minimal. However we are concerned this could detrimentally impact future resale value. Potential buyers would only know knotweed exists if reported on a survey. My question is:

Will a homebuyers survey or category 1/2 RCIS home survey inspect and report on communal land infront of a property that is In excess of 10m away and independently owned from the property being surveyed?

    Thanks in advance.
