  • Buying a flat and using it for a business

I am looking to purchase a ground floor flat in Edinburgh to use as a business premises. The business will be offering acupuncture, beauty therapies and life coaching, which will not impact on surrounding residents in terms of noise, disruption, etc. We also do not intend on any structural alterations.

My questions to the forum are -
Would I be allowed to do this?
Would it be possible to get a mortgage for this purpose?
Would I likely need to obtain a change of use certificate?

Thanks for any advice anyone can offer.
