    I am about to buy my own house if the electrics haven' been tested at all should the seller provide a certificate

      Hi, As a general rule, an EPC is required every time a home is put up for sale or for rent, a seller must have one to show to potential buyers.You should never be charged for an EPC when you’re looking to buy- otherwise the seller or landlord could be fined £200. I would ask your solicitors for this information, also have you had / thought about getting your house surveyed prior to buying your property? You may have had one already via your bank but those do not cover most checks for defects!
