  • Buying our first home - which solicitor?

    Hello all

    We are in the middle of buying our first home. However we need to find a good solicitor to do all the conveyancing etc. Ideally in the Preston, Lancashire area.

    Any recommendations?

    Try all your local ones first just due to the fact that its easy to go and see them if you have to, but independent ones your normally pay a bit more for.

      Also now is a good time to negotiate there fee. Solicitors are desperate for work.

        Google "conveyancing" and you'll find a ton of "no sale, no fee" & "fixed fee" solicitors all begging for your business. Choose a solicitor that is a conveyancing specialist is my advice. You local family solicitor will just give your case to the office junior. Case tracking is also a useful feature as you'll be able to see how your case is progressing at all times.

          Always remember cheapest is not necessarily the best and a good solicitor whom will actually answer your calls and deal with you direct - as opposed to you having any communication through his PA - is worth their weight in gold.

              Ask friends and family who have recently bought if they can recommend the one they use. Personal recommendations from people you can trust are usually more reliable than a strangers recommendation as you never know if the stranger has a hidden agenda

                Check all the small print on any website and anything that comes with a written estimate/quote.

                There are all kinds of wonderful spurious extras such as completion of SDLT form, postages and telephones, acting for lender, professional indemnity contribution, expedition fee to complete in less than 21 days from exchange when 14 days is about average, etc, etc.

                All designed to make an expensive firm look cheap....

                As a conveyancing solicitor I believe the information given in the post to be useful insofar as it relates to property in England and Wales but I accept no liability except to fee-paying client

                      What NHE expert is alluding to is that they work on commission and may not necessarily be the best for you (though there's no reason they shouldn't be perfectly good).
