    Morocco is an up & coming property investment "hot spot", has anyone invested / considered investing in Morocco?

    The king wants to attract 10 million visitors by 2010, billions are being invested to improve infastructure, low-cost airlines have agreeded terms with certain airports & property in the Tangier region saw an 20% increase in 2006.

    I've more detailed literature on the country / current developments if anyone is interested.

              Property investment in Morocco

              Hi Board,

              I am new here but want to make a little contribution:

              If you want to make real money in property (whether that be in the UK or abroad) you have to stick to a few principles:

              a) the developer and agents makes the most money (not his customers)

              b) identify your investment strategy and your investment cycle. ==> how much you want to invest, for how long and on what kind of market (residential - commercial - city - country side, etc...)

              c) identify the degree of risk you are prepared to take (mature markets might be less risky but will almost surely generate lower returns).

              d) Location / Location / Location ==> choose a good location, easier said then done.

              e) don't get fooled by sales talk, exaggerated figures and returns. Do the summs and set realistic expectations.

              f) last but not least go with your guts, if you wouldn't buy the end product, why would someone else do so? Quality and attenion to detail are of utmost importance to distinguish yourself from bigger developers.

              ==> we have travelled Morocco extensively and have now decided to do some property development ourselves rather then buying property from a developer.

              After months of searhing we have now come up with 3 potential plots and are currently analysing which one would be the best in terms of investment.

              One at 20km from Marrakech near the Samanah Golf club, (6ha). (Stunning atlas views, in a gentle hilly countryside environment, a few minutes drive from the Golf Club, Airport and Medina of Marrakech and a 20 minute journey to a mountain lake for those hot summer days).

              One at 40km south of Essaouira on the atlantic coast (stunning unspoilt ocean views, amongst olive groves and Argan trees, set half an hour drive from Essaouira, good access to mountain areas, national park and beaches) (5ha)

              One between Aglou and Mirleft (on the atlantic ocean) at approx 1h drive south of Agadir (good seaviews and approx 280 m of beachfront belonging to the plot). (12 ha). This region is the gateway to the Sahara, where the Anti Atlas mountain throws itself in the Atlantic ocean. This is a paradise for those who like the outdoors: fishing, hunting, horse riding, trekking, mountain biking, quad biking, bird watching, surfing and snorkling or diving, paragliding, excursions to the Sahara Desert are all local activities.

              Our plan is to purchase the land outright with own funds and then get funding from private investors as follows:

              TIER 1: private investors funding via UK and Europe to raise funds for building of infrastructure and show home.

              TIER 1: partner/investor who would commission the build of a touristic activity such as a boutique hotel / serviced suites or pavilions, restaurant etc...

              TIER 2: Banks in UK - Europe or Morocco would provide loans and bank guarantees for building work on infratsructure and for bank guarantees for off plan sales.

              Off plan sales: cluster building should allow construction of a cluster as soon as the cluster has been sold off plan.

              If like minded people want to join us in this development and be Tier 1 investors, the rewards could be very high indeed.
