    all estate agents have to be registered with INCI and will display their AMI number,
    as mentioned here and on other threads, it is best and safest to only use legal registered agents and not the pretend ones. the AMi number is the best way to tell who is legal and who is not.

      every time a property is advertised by an estate agent they must include the ami number in the advert along with the company details, if the property is advertised on a website that sells advertising space, then the advertising website should include all the details of the agent that has placed the property, company name, contact details etc. and even a direct link to the estate agent. so that customers can easily see that the agent is legal and who has placed the advert.

      i think the problems come when a property is advertised and there is no mention of an estate agency or indeed the advertising website tries to pass its self off as an official estate agency. an advertising website should just be advertising property and should not be dealing with selling property personally, meeting buyers and advising them arranging mortgages etc. leave that to the proffessionals

      we run a information website for central Portugal, the company is called gekkoportugal
      (a Portugal registered and legal company working in compliance with INCI regulations for advertising property)
      We have property adverts in the property section of the site, but and this is the important part, all our listings are by legal registered agents and all the agents details are included in our adverts someone enquiring on a property will be dealing directly with the estate agent. so therefore is dealing with a legal qualified agent and not someone operating illegaly, that can lead to all manor of problems.

      my advice, only use registered agents or advertisers that clearly show you that the property is listed by an agency.
