Extension built over public sewer

    We are close to exchange on a 1930s house we are hoping to buy.

    The drainage searches have come back and shown that a public sewer runs across the back garden parallel to the street to the front. An extension was built over the sewer some time ago (there is an access manhole in the downstairs bathroom) The vendors claim not to know when it was built (it is a probate house) and haven't been able to provide any evidence of building regulations certification.

    I am now panicking as have read that water companies can demolish the extension if the need to access the sewer and we would be liable for the cost to repair any damage they cause. Would indemnity insurance protect us and any future owners against this eventuality?
