Building regs conundrum

  • Building regs conundrum

    We have received a quote to renovate our kitchen, which involves creation of a conservatory style extension on the back of the house where we will end up with a nice kind of kitchen/small day room kind of thing - you probably know what I mean.

    Anyway, the company advising us said that while legally they were obliged to tell us about building regs for this it was not really 100% necessary especially if we don't intend to move in the near future (which we don't, hence this development). The building regs do seem really expensive which is why I could really do without them if this is ok?

    Any thoughts? Can you get retrospective regs or potentially if the problem did arise in the future is there some kind of indemnity insurance that can be obtained?

    Don't get me wrong - if we need the regs for sure it's a no brainer, but at the same time if we don't then it would be money better spent elsewhere...

    Any major building work or structural alterations require Building Regulation plan approval and need to be inspected and signed off.
    It is a no brainer if you ever want to sell your property!
    In addition, the builder even suggesting what he has rings warning bells.
    Find someone else!
