    Hi Guys
    I need some urgent advise please: We are in the process of buying a house but our solicitor just informed us that there is an extension in the house (which was built at least 3 years ago- it was already built when the current owner of the house bought it 2 years ago), which does not appear to have any Palnning Permission or Building regulation approval. I know that the current owners have bought a Indemnity Insurance. We are also advised by our solicitor that this insurance,MERELY covers the risk of enforcement action taken by the Local Authority.Is it worth buying the house, bearing in mind that we intend to sell it in a couple of years? Otherwise, how much does it cost to legalise this extension?

    You can apply for planning permission after tha fact - but it is risky (you draw it to their atttention and they could say rip it down...) I would talk to your local planning dept and see what they say - if there have been no complaints then you might be lucky...
